For the Seller—
Why do a pre-listing inspection?
You have lived in your home happily and comfortably for years. There are no problems or concerns.
But not everyone's perceptions are the same. A minor inconvenience that you have come to live with over the years may be viewed as totally unacceptable to someone else.
An impending problem is not something that can be anticipated. Most of us catch component failures as they happen. An informed home buyer will use marginal or impending flaws to negotiate costly price reductions on your home—many of which can be taken care of easily and more cost effectively before your home goes on the market.
